Should You Skip An Inspection when Writing An Offer?

In a Hot Market, should you skip an inspection? After all, we’re likely going to be competing to get our offer to the top of the pile given the pressure on the market with so little inventory.

(Side note: We are IN NEED OF HOMES FOR SALE here in Langley, Vancouver and across the lower mainland so if you’re remotely thinking about it we can almost guarantee a quick and profitable sale!)

We’re strongly advising our buyer clients to get a ‘pre Inspection’ if at all possible. What does that mean exactly? In a normal market when our client is interested in offering on a property for sale, we typically will write in the offer ‘subject to property inspection’. The purpose of the inspection is to discover any obvious issues with the property including plumbing, electrical and other visible potential problems and then allow about a few days to have that inspection conducted AFTER an accepted offer.

In today’s super hot market however, adding ANY ‘conditions’ to your offer weakens your position and likelihood of an acceptance. So what are you to do?

We’re taking some very calculated risks and we multiple strategies to mitigate those risks including scheduling a pre-inspection prior to writing.

Our team highly recommends licensed Inspector Nigel Greenidge of ENG Inspections and a pre-inspection will typically cost between $300- $600 depending on the size and type of property. (See Nigel’s great reviews)

The incurred cost of a pre-inspection can save you thousands of dollars and it’s well worth the investment!
