Is the Lower Mainland Real Estate Market Shifting?

GREAT news! We are starting to see some shifts in the market! We predicted this would happen as more homes are being listed on the MLS (Multiple Listing Service). So what does that mean to you as a seller or a buyer?
Moving forward we will be adjusting our strategies.

Typically we’ve seen properties listed on the Thursday or Friday, showings on the weekend and offer presentation day set for Sunday or Monday evening. What we’ve been experiencing is a frenzy of buyers trying to view the limited properties in a small window of time over the weekend, and in almost every situation, multiple offers at presentation selling much higher than the listed asking price.

We sense offer presentation days may be on the way out as more buyers experience fatigue competing and now would rather wait for the spring inventory to hit the market. In other words, there may be more opportunity to make your offer without being in a competitive situation.

That’s great news for buyers who will now be able to take a beat and have more time to do their due diligence!
