Myth: A buyer is better able to imagine a home without furniture.

Fact: Furniture offers scale and vision, and you know when you’ve toured a show home, they always have the home fully furnished and decorated for this purpose.

After price, the condition of your home is the single biggest factor determining how fast and for how much it sells for. Realtors repeatedly find that people can’t visualize the potential of a home, they have to see it. That means that how your home shows now is how people see themselves in it. They can’t see past the chips, leaks, clutter and stains – in fact, they tend to focus even more on those things.

Myth: You don’t need staging during hot seller’s market

Fact: No matter what the market, professional staging is proven to generate higher price points with a quicker sale and increased perceived value which also increases the likelihood of a smoother transaction and a firm completion. (In other words, less buyers’ remorse!)

Myth: Staging is mostly decluttering and a little rearranging and I can do most of it myself.

Fact: Professional stagers are trained and experienced in applying design principles to maximize perceived value.

Myth: Decorated homes don’t need staging.

Fact: Even decorated homes need staging. Instead of focusing on the ‘stuff’ in your home, staging allows the focus to actually be on the house and its best features.. Prospective buyers are unlikely to have the same taste as you. The goal is to have the buyers envision themselves in your home instead of you..

Myth: Buyers can look past imperfections.

Fact: Buyers today are far more sophisticated. They’re watching real estate shows on tv; touring show homes and shopping for fun on real estate search platforms! They’re just expecting more. Especially at higher price points. A seller needs to be willing to make the changes to shine or a buyer will quickly move to the next property that may be more move-in ready. Think ‘turn-key’.

According to the National Association of Realtors, 53% of listing agents say that staging a home decreases the amount of time a home sits on the market.
